City sized opportunities in The Villages

Demographics of new retail opportunites in our neighbor to the southeast.
The Villages are green.  With money, that is (to paraphrase Jeb Clampett for those of you who were watching TV in 1962).  The Villages is a unique retail market for those of you looking to expand your businesses to an additional site.  The reason to consider  The Villages was best stated by Willie Sutton, bank robber extrodinaire who replied when asked why he robbed banks,  "because that is where the money is."  Before I digress too far and note that Willie retired to Spring Hill, Florida where he died of natural causes in 1980 at the age of 79 after having served his prison time, let's get back to The Villages...

According to an article in the April 1-15 issue of  the Florida Real Estate Journal, The Villages has a current population of 65,000 that will grow to 100,000 at buildout in 2010.  Half of that population paid cash for their homes with some 4,000 homes sold last year.  AND, those 65,000  residents have an average income almost double the U.S. average.

The Florida Real Estate Journal  article announces the plans to build a third town center, Brownwood, to compliment Lake Sumter Landing and Spanish Springs.  The new center will feature small shops with a total of more than 350,000 square feet of retail space.   With extra parking spaces and golf cart access making it convenient for Villagers to spend their money, should you make plans to collect some of it?
